Construction in Naxos is rarely just about design. Access, permits, land conditions, contractor availability, cost changes, and timing all affect whether a project moves smoothly or becomes expensive and difficult to control.

My role is to help clients make clear, realistic decisions before and during construction. I work between the design stage and the construction site, coordinating information, identifying risks early and keeping the project grounded in cost, timeline and practical execution.

The approach is structured and methodical, shaped by international project environments but grounded in the realities of building in Naxos and the Cyclades.

This is especially useful for clients who are not based full-time in Naxos, investors unfamiliar with local conditions, or owners who need independent technical judgment before committing to major decisions

PROFESSIONAL BACKGROUND

I have been trained in environments where poor coordination is expensive and I now bring that discipline to construction in Naxos.

My background is in geotechnical engineering and project execution, with academic and professional experience in Greece, Switzerland and Singapore. I have worked in demanding technical environments where planning, coordination, risk control and clear communication were not optional — they were essential.

In Naxos, I use that experience to help property owners and investors approach construction with more structure, better information and fewer costly surprises

This may include planning the construction sequence, coordinating contractors and suppliers, monitoring progress, identifying delays or conflicts early, and keeping the client informed before decisions become urgent.

The goal is to reduce the gap between what was designed, what was priced, and what actually happens on site

Cost Planning & Budget Control

Construction cost is not only about the final price. It depends on scope, materials, timing, contractor availability, site conditions, and the order in which decisions are made.

I help clients understand realistic cost expectations, compare offers, identify missing items, and avoid decisions that create unnecessary cost later in the project.

This provides a clearer financial picture before and during construction.

Construction Supervision

During construction, technical oversight helps ensure that work is progressing according to the agreed scope, technical requirements, and expected quality.

I can review site progress, check key construction stages, identify issues before they become expensive to correct, and coordinate with contractors or consultants where clarification is needed.

This is especially useful when decisions on site affect cost, quality, timing, or future maintenance.

Contractor Coordination

A construction project depends on many different teams working in the correct order and with clear responsibilities.

I coordinate closely with contractors, consultants, suppliers, and local teams to reduce misunderstandings, avoid duplicated work, and keep site decisions practical and realistic.

Good coordination is often the difference between steady progress and a project that becomes slow, fragmented, and difficult to control.

Permits, Documentation & Compliance

Construction projects in Greece often require technical documentation, energy-related studies, compliance checks, and coordination with public authorities or consultants.

Where relevant, I help organize, review, or coordinate the required documentation so that the project can move forward with fewer avoidable delays.

This may include communication with architects, engineers, public services, and other specialists involved in the approval or construction process.

Pre-Construction Advice

Some of the most important decisions are made before construction starts.

I help clients review a project before committing to major costs, contractors, materials, or timelines. This may include checking practical constraints, reviewing early budgets, identifying risks, and clarifying what needs to be decided before work begins.

Early advice can prevent expensive changes later and gives the client a more realistic understanding of what the project will require.

Owner's Representative

For clients who are not based full-time in Naxos, or who do not want to manage every technical and practical detail themselves, I can act as an owner-side representative during the project.

This means following the project from the client’s side, reviewing information, coordinating communication, raising concerns early, and helping decisions remain aligned with the owner’s priorities.

The role is not to replace the architect, engineer, or contractor, but to protect the client’s interests throughout the process.
